Usually not. Work inside your existing house is generally exempt. You need permission for external changes, a protected structure, or a change of use, and we confirm where you stand when we visit.
A full renovation usually costs €2,500 to €3,000 per square metre, rising above that for structural work or a deep energy retrofit, and lower for a lighter refit. The biggest variables are how deep the work goes and what the house is hiding. A visit gives you an exact figure before you commit.
Most full renovations run three to six months on site, though the exact programme depends on size and how much structural work is involved. You receive a detailed timeline after the survey.
The heaviest phases are usually easier with the house empty, but not always. Where you need to stay, we phase the work and plan the disruption with you up front.
Yes. Insulation, heating and efficiency upgrades can be built into your renovation, and we are SEAI registered for grant-supported works. Folding them into the main project is usually cheaper and less disruptive than doing them separately.
